How to check the real commute before buying a Bay Area house

Commute time is the constraint people compromise on last and regret first. The mistake is checking it the way house-hunting actually happens: driving to the open house on a Sunday afternoon, when every freeway is clear. Here is how to measure the commute you would actually live with — using typical rush-hour data, not a lucky sample.

Step 1 — Locate the chokepoints between home and work

Before any numbers: trace the route and list every bridge, pass, or major interchange it crosses. Those are the segments that decide your commute, because they are where demand exceeds capacity every single weekday. Step 2 — Use typical time-of-day speeds, not one sample

Every freeway segment has a characteristic weekday speed curve — free-flow overnight, a morning trough, partial recovery midday, a deeper evening trough. Judging a commute means reading that curve at your departure hour. One drive is a sample; the curve is the distribution. Step 3 — Price in fragility, not just the average

Two routes with the same typical 40 minutes are not equal if one has alternates and the other is a single corridor with no escape (CA-17, the Caldecott approaches, any bridge). Ask: when there is a crash, what happens? Corridors with high incident rates and no parallel route produce the 90-minute days that actually break people. Step 4 — The two test drives that matter

  • Midweek, your real departure time, both directions. Not Sunday. Not 10 am. Set a calendar reminder during your inspection contingency window.
  • The bail-out test: drive the alternate route once (surface streets, the other bridge). If there is no plausible alternate, you have learned the most important fact about the commute.

Step 5 — Sanity-check the neighborhood’s road exposure

While you are at it, look at what the roads do to the house, not just for it: a parcel backing onto a 200,000-vehicle-per-day freeway has noise and air considerations that no commute convenience offsets. Tuesday, Wednesday, or Thursday, leaving exactly when you would for work — Bay Area traffic is measurably lighter on Mondays and Fridays. Do it once in each direction; evening peaks (roughly 3–7 pm) are usually worse than morning peaks on the same corridor.
Why do map apps' estimates differ so much from my actual drive?
Most quick checks show either current conditions (meaningless on a weekend) or a typical estimate for one departure time. Real commutes vary: day-of-week effects, school-year vs summer, and above all incidents — a single stall can double a corridor's travel time.
